    So good to hear from you.
   If you're gonna' paint the ceiling with water stains be sure and put KILZ 
or some such thing on the surface first....it will kill the mold/mildew in 
there and cover the spot.  If not the water spot will keep showing through no 
matter how much paint you put on it......been there done that already, so 
take a word from the wise 
   My peonies are about to bloom and we are expecting rain for most of the 
weekend.  I found some peonie cages that are doing a very good job.  They 
hold up the peonies since the heads are very heavy after a rain.  Usually 
once it rains the blossoms end up toppling over to the ground and are ruined, 
so it looks like this is gonna' be the ticket to be able to enjoy them 
onger.
   Gotta' run for now....today is my birthday and I'm heading out for 
work....it's the big 5-OH today, but don't feel any different than yesterday
