You can pick up a reasonably good house in either Red Oak or Shenandoah for
maybe $60K.  In 2003 I paid $77,500 for 2 acres, an 1800 sq foot house (needed
and still needs work) and three outbuildings (one of which has been
completely rebuilt -
everything below the roof is new, one of the other two has been completely rewired
including the drop and panel and the third is a 24x40 metal pole barn). 
Annual property
tax < $1K - and going down this year by about a third because I'm over 62, vehicle
plates (I have old cars) $23.50/year.  Unfortunately, we have winters .... 
A couple of
days ago we shattered the record low temp of 5F with a new record low of *minus* 5F.
A little while ago it was 20F outside, practically a heat wave.  The cold
really isn't
so bad unless the wind cranks up, there's nothing between here and Canada that would
slow it down; unfortunately it's rarely calm around here, in winter wind
averages about
20mph unless a front is passing (happens once or twice a week) in which case it's
twice that or more.

www.kmaland.com is the web site for radio station KMA in Shenandoah (960 AM, owned
by May Broadcasting - as in Earl May Garden Centers - since forever and the station
where the Everly Brothers first performed, live, in about 1950).  Their
local programming
is streamed so you can get a feel for the area if you want.  Local programming runs 
about 0600 to 1500 (CST/CDT) weekdays, other times and weekends it's mostly
syndicated
programming, mostly ESPN during the week, and I don't think they're allowed
to stream that.
