Maximus strips the color codes any way, so you shouldn't need two files. You 
could also use the [nocolor] and [endcolor] tokens (check the dox) to [link] 
in a different file, eg
[nocolor]
[link] d:\somefile
[goto end]
[endcolor]
{ansi stuff}

Not sure about the file areas, although there is probably something there. As 
to the message areas, drop a FILENAME.SQR file into the msg base, where 
FILENAME is an exact match for the filename of the particular area. This file 
will be displayed to callers whenever they enter the area, before the menu 
comes up. I use it here to explain to callers how to use my e-mail setup.
A standard compiled .BBS file would suit, if renamed to the correct format.
