Our residential mortgages are usually 25 years. Going 30 is a sucker's
game as you pay a ton of interest for those extra 5 years and your
monthly payments are just a little bit lower. I chose a 20 year
amort on my place when I bought it.
Most commercial mortgages are 20 years and if the debtor pays as much
monthly as he did previously for rent on a comparable property he can
usually liquidate the loan in 12-15 years.
Oh, and our interest rates are fixed for shorter terms, usually 5
years, and not the whole life of the mortgage.
