John, considering the prices that you will pay for custom crossovers, and the 
fact that you are willing to pay for your own decent drivers, AND you and 
your neighbour spend considerable amounts of time on cabinet design (carbon 
fiber, etc....)
You really SHOULD consider getting the  Liberty audio suite software from 
Liberty instruments. Get the  preamp box and the calibrated mic. The system 
is really easy to use.
You get:
32 band (adjustable in all parameters, I think) RTA
ETC (new measuring system, Energy Time Curve), A resonant distortion analyzer
Electrical magnitude and phase of driver and box system
Acoustical magnitude and phase of any system
RT-60 room analysis, with adjustability in just about any way you want
Function generator  (sine, square, etc) audio band (20-20k) only.
Impulse waterfall testing (quasi anechoic)
MLS waterfall testing (quasi anechoic) (both with all weighing windows)
Thiele/Small parameters on drivers
Capability to be set up for one key repeat procedures (automation)
Distortion analyzer (with adjustable multiplication of the distortion)
a couple of things i can't remember...
and a willingness by the designer to upgrade to keep current.
A complete test bed will set you back about $600.00.
If you want your EXPENSIVE little projects to work, then consider it..
