I dont' have the answers to most of your questions, but one thing
she needs to keep in mind is that many varieties of apples need a
second tree as a pollinator.  Many apples are not self
pollinating. So she needs to check and see what variety she'd
need as a pollinator. If it is self pollinating then one tree
would work out fine.   I live in Florida so apples don't grow
well here, most need more winter cold than we get.
