My thoughts are to let them go .. kick them out. Before more damage is done,
and more expenses are entailed. Not all tenants are bad - or freeload off of
small property owners. Check references, credit history and do background
checks on your prospective tenants.
I live in an apartment now that does exactly that. I paid $20 for the credit
check, $10 for the background check, and had my references checked. There are
background check companies, not police reports, that database names from
public records. Don't squirm on references. Make sure that the applicant does
not have any gaps in their rental history and verify the dates with their
references.
It may have cost you a little time, money and effort - before you rented to
these people ... but you will feel more comfortable with your next tenant,
knowing that they pay their rent, and their bills.
As it is now, I ive in a large apartment complex, knowing that their are no
drug pushers, rapers or murderers here. I feel comfortable letting my three
year old play with the other kids outside ... and know who my neighbors are.
This effort will not alleviate all your problems - because SH*T happens to
even good people. But it beats the heck out of getting ripped off and abused
like your past tenants did.
