subject: Question on Tenant Rent Problems

I got a tenant that is going to break a lease. I studied the Nolo law book
and it seems that it is best to just let it go and have them help me find a
replacement,(wishful thinking). They are six months short, and were 25 days
late last time with little hope of collecting for the next month. I happen to
have the NSF check from last month, so today being the 31st. and Feb. 1 the
rent is due again. I checked their bank they have funds, which they said they
didn't, so they lied. I deposited the check to take care of the Feb. rent. I
also checked the house, and there is some damage which will incur repairs. I
have little hope of recovering on the broken lease, which will take me 1-2
months to rent out again, and late payment, bounced check penalties were not
reimbured, although clearly indicated on the lease. How should I handle this
situation, what is the best alternative. Yes, this is part of the home office
daily frustations one has to go thru, owning property means handling
situations. A lot of scenarious could develp from all this. I am prepared to
send them an eviction notice immediately if they do not reimburse the arrears
portion. That should take place around the 3rd of the next month. 
Does anyone else have these kinds of problems?
